A maintainable system designed around water risk and intended use

Basement Waterproofing London

Below-ground construction and drainage preparation during a genuine North Star project
Genuine North Star project photography showing concealed construction quality

North Star Building Solutions coordinates basement waterproofing in London as part of new and refurbished below-ground spaces, aligning the specialist design with structure, drainage, services and final finishes.

Every scope is reviewed against the actual property, available design information and agreed construction responsibilities before work begins.

Waterproofing performance is decided at the junctions

A dry-looking wall is not a waterproofing strategy. Groundwater risk, existing construction, intended internal environment, external access, structural movement and service penetrations all influence the selected protection.

BS 8102 design principles require a risk-based approach and appropriate specialist input. Type A barrier protection, Type B structurally integral protection and Type C drained protection may be used separately or in combination. The exact system must be designed for the property.

The intended grade of internal environment matters. A plant room, storage space, bedroom and valuable archive do not carry the same consequence of moisture, condensation or pump failure. The design team should agree use, maintainability and residual risk before finishes and service routes are selected.

Risk assessment

Site history, topography, ground conditions, water-table information, drainage and the consequences of failure inform the design.

Type A protection

Barrier systems rely on continuous preparation, compatible materials and carefully detailed laps, corners, joints and penetrations.

Type B protection

Concrete specification, reinforcement, joints, waterstops, crack control and workmanship support structurally integral protection.

Type C drainage

Cavity membranes direct water to maintainable channels, sumps and pumps. Routes, access and discharge must remain serviceable.

Penetrations and interfaces

Pipes, cables, stairs, retaining walls, slabs and existing fabric create high-risk junctions that are detailed before installation.

Environment and finishes

Ventilation, heating, insulation and humidity control protect the internal environment without trapping moisture or blocking maintenance access.

Genuine project evidence

These project images show related groundworks, structure and interior stages. Waterproofing must survive every later service penetration and finishing decision. These photographs come from the North Star project archive. They demonstrate relevant construction stages but do not identify a client or claim that every image is from one named London address.

Testing, commissioning and future maintenance

Substrates, joints, membranes, drainage channels and penetrations are inspected before enclosure. Pumps, alarms, backup arrangements and discharge routes are tested where included, with operating information passed on at handover.

A drained system needs planned maintenance. Access panels, pump chambers and clean-out points must remain reachable after joinery, flooring and decoration are complete. The finished room should never hide the components needed to keep it dry.

Our delivery sequence

  1. Review the waterproofing risk and intended room use.
  2. Coordinate specialist design with structure and drainage.
  3. Prepare substrates, joints and penetrations to the system requirements.
  4. Install protection in the specified sequence with stage inspections.
  5. Connect drainage, sumps, pumps, alarms and discharge where required.
  6. Complete controlled fit-out without compromising the system.
  7. Test, record and hand over maintenance requirements.

Frequently asked questions

Which waterproofing type is best?

There is no universal answer. The appropriate system depends on water risk, structure, access, intended use, maintainability and the consequences of failure.

Can an existing damp basement be tanked internally?

Sometimes, but the cause, substrate, pressure, salts, joints and drainage must be assessed. A simple coating may not be a durable system.

Do Type C systems need maintenance?

Yes. Channels, sumps, pumps, alarms and backup provisions need access, testing and servicing at the intervals recommended by the designer and manufacturer.

Can services pass through a waterproofed wall?

Only through coordinated, compatible details. Unplanned drilling after installation is a common route to failure.

Does waterproofing remove the need for ventilation?

No. Waterproofing manages water entry; ventilation, heating and humidity control are still required for a healthy internal environment.
