Open-plan spaces supported by evidence and engineering
Structural Openings London

North Star Building Solutions forms structural openings in London homes as part of renovations and extensions, coordinating temporary support, demolition, steelwork, services and high-quality making good.
Every scope is reviewed against the actual property, available design information and agreed construction responsibilities before work begins.
A new opening changes the building before it changes the room
Removing a load-bearing wall alters how floors, roofs and masonry carry load. The engineer’s final design, the temporary condition and the physical installation route all need equal attention. Services, chimneys, previous alterations and uneven bearings can change the method.
We set out the proposed opening against the finished architecture, not only the structural drawing. Door heads, ceiling lines, kitchen units, glazing, lighting and ventilation are reviewed so the structural solution supports the intended room.
Existing construction
Wall thickness, floor direction, roof loads, chimneys and earlier openings are checked through surveys and controlled opening-up where agreed.
Temporary works
Propping and needling are sequenced before masonry is disturbed. Support positions consider working space, retained finishes and the loads above.
Controlled demolition
The opening is formed in stages using methods suited to the fabric. Dust, vibration, falling material and waste routes are actively managed.
Steel and bearings
Beams, columns, plates, bolts and padstones are installed to the engineer’s details. Bearings and connections remain visible for checks before closing.
Service diversions
Cables, pipes, radiators, ducts and alarms crossing the wall are isolated and rerouted through coordinated zones.
Making good
Masonry, fire protection, plastering, joinery, floors and decoration are rebuilt to verified lines and levels around the new structure.
Genuine project evidence
These images show relevant North Star stages including masonry, structural coordination, first fix and final fit-out—the work surrounding a successful structural opening. These photographs come from the North Star project archive. They demonstrate relevant construction stages but do not identify a client or claim that every image is from one named London address.

Managing risk in retained London homes
Party Wall procedures may apply when work affects shared structures, although the legal process is separate from the contractor’s construction role. Leasehold, freeholder, planning and Building Control requirements are also checked for the specific property.
Temporary weathering, security and occupied areas are planned before work begins. If movement, unexpected voids or weak masonry are found, the affected operation is made safe and reviewed with the engineer.
Our delivery sequence
- Confirm the desired opening and design status.
- Survey the wall, loads, services and access.
- Coordinate engineer details and temporary support.
- Protect the property and isolate affected services.
- Install temporary works and form the opening in sequence.
- Install permanent structure and complete inspections.
- Reconnect services, fire protect and make good.
Frequently asked questions
Can every load-bearing wall be removed?
No. Feasibility depends on the structure, foundations, adjacent walls, services, access and the engineer’s design. Some openings require columns or strengthened foundations.
Is planning permission required?
Many internal alterations do not require planning permission, but listed buildings, external changes and leasehold conditions can change the answer. Building Regulations are a separate requirement.
How long does a structural opening take?
The physical opening may be short, but surveys, engineering, fabrication, temporary works, inspections and making good determine the full programme.
Will the ceilings be completely level afterwards?
The structure is coordinated with the intended finish, but existing properties often have uneven levels. The agreed approach to transitions and ceiling zones is set before making good.
Can you also finish the kitchen or living space?
Yes. North Star can coordinate structural work with services, plastering, joinery, kitchens, flooring and decoration as one renovation programme.
