Safe support for every stage before the permanent work is complete
Temporary Works Contractor London

North Star Building Solutions coordinates temporary works for London residential construction, ensuring that propping, bracing, excavation support and staged demolition match the engineer’s permanent design and the real site sequence.
Every scope is reviewed against the actual property, available design information and agreed construction responsibilities before work begins.
The temporary condition must be designed, installed and checked
Buildings are often most vulnerable while they are being changed. Loads may need to be carried through props, needles, frames or excavation support before the permanent beams, walls or foundations can perform. A final structural drawing does not automatically define that temporary state.
The required design responsibility is agreed at the start. Temporary works are coordinated with access, plant, sequence, working space and the condition of the retained fabric. Installation checks and hold points are built into the method rather than left to judgement on the day.
Propping and needling
Support layouts consider load, restraint, foundations beneath props and safe adjustment. Needles and spreaders are installed to the specified detail.
Staged demolition
Walls, floors, roofs and foundations are altered in an agreed order so loads are transferred deliberately rather than suddenly.
Excavation support
Trench support, underpinning bays, shoring and edge protection are planned around soil, groundwater, adjacent structures and worker access.
Temporary bracing
Partially complete walls, steel frames and roof structures may require bracing until permanent diaphragms and connections are established.
Design coordination
The temporary works designer receives accurate dimensions, loads, sequence and site constraints. Changes are referred back before the method is altered.
Inspection and control
Components, connections, bearing surfaces and installation are checked before loading. Hold points define when excavation, demolition or de-propping can proceed.
Genuine project evidence
The archive photographs demonstrate the changing conditions between excavation, masonry, structure and fit-out, where temporary stability and sequencing are critical. These photographs come from the North Star project archive. They demonstrate relevant construction stages but do not identify a client or claim that every image is from one named London address.

A controlled system, not a collection of props
Temporary works equipment is only effective when the load path, restraint and support beneath it are suitable. We coordinate the design brief, installation, inspection, use and removal with the project team.
Site changes are recorded and reviewed. Props are not moved to help another trade, and de-propping does not begin until the permanent work has reached the required condition and release has been confirmed.
Our delivery sequence
- Define the permanent works and proposed construction sequence.
- Survey dimensions, loads, access and supporting surfaces.
- Prepare the temporary works design brief and obtain design information.
- Plan installation, exclusion zones and inspection hold points.
- Install and check the temporary system before loading.
- Monitor the arrangement during the relevant work.
- Obtain release, de-prop in sequence and record completion.
Frequently asked questions
Who designs temporary works?
Design is prepared or checked by an appropriately competent temporary works designer for the relevant complexity. The contractor coordinates the brief and installation.
Are ordinary adjustable props enough?
Not automatically. Capacity, spacing, extension, restraint, head and base details, and the structure beneath them all matter.
When is temporary works needed?
Common examples include load-bearing wall removal, steel installation, underpinning, basement excavation, roof alterations and unstable masonry.
Can temporary works change during construction?
Only through a controlled review. A changed sequence, dimension or site condition can alter loads and may require revised design.
When can props be removed?
Only after the permanent structure, connections, bearings and materials have achieved the condition specified for load transfer and release has been confirmed.
